PRE-DESIGN / FEASIBILITY
Through observation and examination of the project conditions, the design team can determine what is feasible, legally and economically, allowing the architect and client to propose a set of goals for the project. With those goals in mind, the design team will create a set of design options that help guide the schematic design process. 

SCHEMATIC DESIGN
Beginning with programming and space planning, the design team develops early massing and visualizations of the project's three-dimensional form. At this stage, the design team also begins to tune the building's design to meet performance goals through early carbon and energy modeling. 

DESIGN DEVELOPMENT
With the project dimensions set, the architecture team leads coordination with our consultants and engineers to design the building systems. Exterior and interior materials are selected during this phase. At the end of this phase, the client should expect a design document set that encompasses all of the necessary building equipment and systems. 

CONSTRUCTION DOCUMENTATION
When the client is prepared to move forward, we will continue to develop the design drawings into construction documents that detail how all of the building components will integrate into one cohesive system. The architect will provide the client with a fully coordinated set to deliver for building permitting. During the project's construction, through regular meetings, the architect can oversee the project's development, documenting the process and advising the owner and general contractor.
